What Dwelloo is, what remains your responsibility, and what it costs.
What Dwelloo is
Dwelloo is an organising tool for landlords of small rental buildings in Québec. It does not give legal or tax advice, and it is not affiliated with the Tribunal administratif du logement or Revenu Québec.
The dates, reminders and notice texts it produces are aids, written from the general rules. Check them for your own situation, and ask a professional when in doubt.
Your account
The app is for landlords. You sign in with a code sent to your email address: keep that mailbox to yourself. You are responsible for what is done from your account, and for the accuracy of what you enter.
Your tenants and their information
You enter your tenants’ information yourself. You must have the right to do so, and you should tell them that you use Dwelloo.
Each tenant’s personal link is a key to their page: give it to that tenant only, and replace it if it reaches someone else.
Recording a tenant’s home for a condition report requires their agreement.
Notices and documents
Dwelloo writes notices from the models published by the authorities and keeps a record of what was sent. You remain responsible for their validity, for giving them within the legal time limits, and for the proof that your tenant received them. An email does not prove reception.
What it costs
Dwelloo is free during the beta, and takes no payment. A paid plan, Pro, is planned. When it launches, the free plan will cover 1 building of 2 units or fewer. You will be told before anything changes.

What is not allowed
- Entering information you have no right to hold, or content that breaks the law.
- Using the notices or the messages to harass a tenant.
- Trying to reach another landlord’s or another tenant’s information.
- Overloading the service or getting around its limits.
We may suspend an account that does any of this.
Availability and liability
During the beta the service is provided as it is: it can change, be interrupted or stop. Keep your own copies of the documents that matter to you.
To the extent the law allows, Dwelloo is not liable for losses that follow from using the service, from a notice that is not valid, or from a missed deadline. Nothing here takes away a right the law gives you.
Leaving
You can delete your account at any time from the app. Everything it holds is erased and your tenants’ links stop working, so download first the documents you want to keep.
